Tile looks great and resists fire, but it has a quirk many owners don’t know about: the tile isn’t the main waterproofing layer. How a tile roof actually keeps water out
Tiles shed most of the rain, but some water always gets underneath, especially during wind-driven storms. The underlayment (felt or synthetic sheets over the roof deck) and the flashing at edges, valleys, and penetrations are what keep that water out of your attic. Over the years, sun heat under the tiles, foot traffic, and age break the underlayment down. When it cracks, the roof can leak even though every tile looks fine from the street.
Concrete tile vs. clay tile
- Concrete tile is common on homes built from the 1970s onward. It’s heavy, affordable relative to clay, and comes in flat and “S” profiles. Colors can fade over time.
- Clay tile is lighter than some concrete products, keeps its color, and fits Mission and Spanish Revival homes. It can be more brittle and more expensive to replace.
Both can be part of a Class A fire-rated roof assembly, which matters in the many parts of the county near wildland areas.
Common tile roof problems
- Cracked or slipped tiles after wind, falling branches, or someone walking on the roof (satellite, solar, or holiday lights installers)
- Deteriorated underlayment, often visible at the eaves as crumbling black material
- Rusted or poorly lapped valley and chimney flashing
- Loose ridge and hip tiles or deteriorated mortar
- Bird and rodent nesting under open eave tiles, which is why “bird stops” are used
- Debris buildup in valleys, common under oaks, sycamores, and eucalyptus
Repair, lift-and-relay, or new tile?
Spot repair works for a few broken tiles or one failed flashing area. Lift and relay replaces the underlayment and flashing across the roof while reusing your tiles, and is common when tiles are in good shape but the underlayment has failed. Full replacement with new tile or another material makes sense when tiles are damaged, discontinued, or you want a different look or lighter weight.
A roofer should explain which option fits your roof and why. If switching to tile from a lighter material, ask whether the framing needs to be evaluated for the added weight.
Tile and solar
Many Ventura County homes have solar panels mounted on tile roofs. Mounting requires special hooks and flashing, and panels usually must come off for an underlayment replacement. Coordinate with your roofer and solar provider before work begins, and ask who is responsible for removal, storage, reinstall, and re-testing.

Ask each roofer what underlayment product they’ll use, whether battens and flashing will be replaced, how many replacement tiles are included, how broken tiles will be matched, and who pulls the permit. The tiles themselves, especially concrete and clay, can last a very long time. The underlayment beneath them usually wears out much sooner and is what typically needs replacing. How long it lasts depends on the product, installation, sun exposure, and ventilation.
What is a tile roof underlayment replacement?
Often called 'lift and relay' or 'R&R,' it means removing the tiles, replacing the underlayment, battens, and flashing, then reinstalling the original tiles and replacing any broken ones.
Can I walk on my tile roof?
It's best not to. Tiles crack easily if stepped on in the wrong place. Roofers know where and how to step and still break some.
Can I find matching tiles for my older roof?
Sometimes. Some profiles and colors have been discontinued. Roofers may salvage tiles from less-visible areas or source close matches.
